SONICA offer Technical Due Diligence (TDD) services to all our Clients as part of our building selection and lease negotiation process outside of the traditional TDD and pre-lease schedule of condition surveys.

Our approach focuses on defining the head count projections of staff against building capacity and projecting incremental space needs based on continued head count growth.  We select buildings for our Clients that are informed by market conditions and market outlook based on demand, supply and rents.

Prospective buildings are then compared against such headings as development / timing risk, signage opportunities, building features, transport links and other tenants in situ.  A financial summary is then prepared on annual rental obligations (net of any sublease incomes) and CAPEX projections for fit out.

Our TDD process is led by Tim Lennon and also extends to full pre-lease schedule of condition surveys to protect our Clients against any unreasonable dilapidations claim at the cessation of the lease by memorialising the existing condition of a property by text and photographs.
